This 119-lot open space subdivision currently under construction is located on Prescott Road in Epping, NH. This project consists of 9 conventional frontage lots, 119 open space lots, 15,000 L.F. of road and 220-acres of open space. Off-site improvements were made to the Dearborn Road and Prescott Road. The scope of work involved topography survey, existing conditions plan, test pits, underdrain design, subdivision design engineering, construction inspection services, construction stake-out, building stake-out, foundation certificates, monumentation, SWPPP reports and inspections, leachfield design, lot line stake-out and construction service
Phase 1 of Prescott Orchards consisted of survey and construction work for the frontage lots on Prescott Road. The frontage lots consist of the largest lots in the development and some of the larger homes.
Phase 2 of Prescott Orchards consisted of survey and construction work for the twenty-eight (28) lots on Orchard Hill Road, which is 2,800 linear feet and the first proposed street. This phase has two different lot sizes, smaller lots with a community septic system and pump station are on the inner loop while the outer loop has individual septic systems and wells on each lot. All homes in this phase are nestled within the existing apple orchard.
Phase 3 of Prescott Orchards is recently completed and consists of challenging road design around and over tough terrain. This included 38 lots and 5,800 linear feet of roadway along Cider Street, Macintosh Lane and Cortland Drive through the woods to private home sites.
Phase 4 of Prescott Orchards is currently underway and consists of 28 lots and 4,300 linear feet of roadway along Apple Circle located in the back orchard, including spacious design and a community athletic field.
